"A few weeks ago, we called Robert to give us advice on a sale of our home & purchase of a new one. (Robert is our 'neighbor' at our camp). Robert queried us & we admitted we were working with another agent, who had presented an offer for us on a home & performed a CMA on our home...& we were not confident in that Agent's representation of our interests. Robert asked if we had 'signed' any agreements with that Agent. However, (1) we had only been 'verbally' negotiating on the purchase (which Robert said is 'not an offer' unless it's signed, with an earnest money deposit'; dates for closing, mortgage approval, etc. (2) I said we were not comfortable with the value the Agent has given us for our current home, so I was recruiting his assistance.
Robert visited our current home the next day, took a tour & asked detailed questions about the repairs, improvements & updates we had made since purchase. He then asked to review the CMA the other Agent has given us & in a few minutes, informed us that CMA & its value was/were worthless. He left our home & a few hours later supplied the correct comparables WITH 'adjustments' that were missing from the original CMA & informed us that if we priced $40,000 higher than the CMA suggestion from the other Realtor, we'd sell in a week.
It was not a week, it was three days until we received a full price offer, from a pre-approved purchaser with a very large down payment, who in fact told his Agent "It's The One". Then Robert presented a signed offer from us on the next home, with all the proper proof of mortgage approval, down payment & a schedule for inspections & closing & those sellers accepted our offer, even with a home sale contingency, because our house was already under contract.
Robert assured us from the first meeting that the market is still 'good' but not stupidly strong. That pricing 'perfectly' would get us full price & from his years of experience the home sale contingency would work out fine.
We are now progressing towards closing in six weeks, with dreams of our new location & home in our hearts & when anything comes up we're not comfortable with, Robert explains 'its just 'Real Estate' as he knows & has experienced it & 'all will be fine'."
